Office in West Orange, NJ with polished concrete floors

What polishing involves

Polishing is a mechanical process, not a coating. We use heavy planetary grinders fitted with diamond tooling to cut down the top of the slab, removing stains, old adhesives and surface defects. Each pass uses a finer grit, much like sanding wood. Partway through, we apply a liquid densifier that soaks in and reacts with the concrete, making it harder and less porous. Then we continue polishing through progressively finer diamonds until we reach the gloss level you want. A penetrating guard finishes the job and adds stain resistance.

Levels of shine and exposure

  • Cream polish: keeps the smooth top layer for a clean, uniform look.
  • Salt and pepper: a light grind that reveals fine sand particles.
  • Exposed aggregate: a deeper grind that shows the stones within the slab.
  • Gloss levels: from satin to a mirror-like reflective finish.

Dyes can add color, from warm browns to cool grays and blacks. Saw-cut patterns or bands can break up large areas and define spaces.

Where polished concrete fits

Polished concrete works well in offices, showrooms, retail stores, gyms, lofts and breweries, as well as basements and modern homes. It handles foot traffic, rolling carts and furniture very well. Because there is no coating to wear through, maintenance stays low. For garages or floors that see harsh chemicals and hot tires, a commercial coating or garage epoxy is usually a better choice.

Is your slab a candidate?

Not every slab is suited to polishing. During the estimate, we check for cracks, patches, old repairs and hardness. Older slabs in commercial buildings and basements can polish beautifully, though they often show character such as trowel marks, old patches and color variation. Some owners love that look. Others prefer a uniform appearance, which might point to a dyed polish or a coating instead. We grind a small test spot when possible so you can see the result before committing.

Basements in older homes

Polished basements are bright, durable and easy to clean, with no carpet to soak up a sump overflow. Because polishing does not create a film, slabs with moderate moisture can often be polished when a coating would be at risk. We still test for moisture and look for signs of water entry so you know what to expect.

Cleaner and quieter work

We run our grinders with industrial vacuums and HEPA filtration to keep dust to a minimum. When dry grinding is not practical, we wet polish and collect the slurry for proper disposal. Occupied buildings can be done in phases, after hours or over weekends to limit disruption.

Long-term care

Dust-mop daily and clean with a neutral cleaner made for polished concrete. Avoid acidic cleaners that can etch the surface. Over time, high-traffic paths may dull, and a quick burnish or light repolish brings back the shine. With basic care, a polished floor can last decades, making it one of the most cost-effective finishes available. Have a dated coated floor you want to remove? Our removal service can strip it first.

Cost compared with other floors

Since the slab itself becomes the finished surface, there is no tile, wood or carpet to buy. That often makes polishing less expensive over the life of the floor than other finishes, especially in busy commercial spaces where replacement cycles add up quickly.

New construction and additions

If you are building or adding on, tell your concrete contractor early that the slab will be polished. A hard-troweled, well-cured slab with joints placed carefully polishes far better than a rough one, and planning ahead can save grinding steps and cost later in the project.
