Peeling garage coating in West Orange, NJ before repair

Why coatings fail

Almost every failed floor we see falls into a few categories. The most common is poor preparation, where a coating was rolled onto smooth, unground concrete and never truly bonded. Next is moisture: water vapor pushing up through the slab creates pressure under the film and lifts it into bubbles. Then there is hot tire pickup, where warm tires soften a thin, low-quality paint and peel it off in the shape of the tread. Others fail because of old sealers or oil left under the coating, or because a single thin coat simply wore through. Knowing which one happened decides how we fix it.

Our diagnosis

During the estimate we look at where the coating is failing and how. Peeling in wheel tracks points to hot tire pickup or poor bonding. Bubbles and white powder point to moisture. Failures near the door may come from water and salt entering under the edge. We take moisture readings, do a quick adhesion check on the remaining coating and look at the underside of a loose flake. Clean, smooth concrete on the back of a flake tells us the original surface was never profiled.

Spot repair or full removal

If a coating is well bonded and only damaged in a few areas, from a dropped tool or a chemical spill, we can cut out the damaged section, patch the concrete and blend in new material. Matching an old color perfectly is not always possible, so we discuss how the repair will look first. When failure is widespread, spot repairs only chase the problem. In that case we grind off the entire coating and start over with a properly built system.

Removing the old floor

We use diamond grinders connected to industrial vacuums to strip old coatings and open up the concrete in one pass. This creates the rough profile a new coating needs to grip. Thick or stubborn systems may need a more aggressive tooling or a shot blaster. Edges and corners are finished with hand grinders. Dust is captured at the source, which matters a great deal in tuck-under garages that connect directly to the living space above.

Fixing what lies underneath

Once the slab is bare, we can see its condition clearly. Cracks are cleaned and filled, spalled areas are rebuilt and contaminated spots are treated. Where moisture caused the failure, we apply a vapor-mitigating primer rated for the readings we measured. If the slab shows signs of active water entry from a crack or the wall joint, we recommend addressing that before any coating goes down.

A system built to last

The replacement floor uses a full-strength primer, a thick base coat and a durable topcoat, often with a flake broadcast or a fast-curing polyaspartic topcoat that resists hot tires. This is a very different product from the one-part paints sold in hardware stores. Your written estimate spells out each layer.

Basement repairs

Basements in older homes often have coatings that were applied over damp concrete. They tend to fail with blistering and flaking along walls and near the floor drain. We remove the failed material, measure moisture across the room and choose a primer designed for vapor drive. The new floor is cleaner, brighter and far more forgiving if the sump ever struggles.

Timeline

Most repairs with full removal take two to three days. Spot repairs can often be finished in a single day. We clean up thoroughly and let you know exactly when you can walk and drive on the new floor.
